L4 Property Developments Ltd is a building company based in Aintree, Liverpool. We build for homeowners across Liverpool, Chester and Southport, and we build and keep our own houses, which is the best reference a builder can have. You deal with the two directors, not an account handler.
L4 Property Solutions Ltd was set up in 2022 to buy and hold HMOs in Liverpool. It still owns the portfolio.
L4 Property Developments Ltd is the building company. It carries out every refurbishment in that portfolio — full rewires, loft and rear extensions, steels, en-suites and kitchens — run day to day by Chris Mulhaney with our own trades on site. The same teams work for private homeowners across Merseyside: extensions, dormer loft conversions, garage conversions, the builder’s side of new kitchens, structural steels, groundworks and roofing. We work for kitchen companies too, preparing rooms for their fitters.
LivLux Ltd is the letting and management arm. It finds the tenants, collects the rent and keeps the licensing and safety certificates in order — for our own houses and for other landlords who want the same service.
Source it, refurbish it, let it, manage it. Nothing is handed off to a stranger — the layout is agreed on site with you, our own teams build it, and LivLux manages it afterwards if you want that.
Whoever you ring is the person making the decision. One of us is usually on site, and on smaller jobs we come out to check the quality and aim for a no-snag finish.
Over twenty years in the trade, starting as a plasterer. Runs the building side — site management, trades, materials and snagging — usually across more than one live job, and the person with the final call on site.
Handles sourcing, appraisals and the paperwork — quotes, schedules of works, lender and valuer liaison, and the investor side. Checks every live job for quality and photographs the progress.
Insurance certificates are attached to every quote. If you want them before that, ask.
Most of our homeowner work has come through people we have already built for, and through kitchen companies who need a builder they can trust to have the room ready on the day. We would rather keep it that way than advertise for work we cannot staff.
