Roofing, rendering and external works in Liverpool and Merseyside
L4 Property Developments Ltd carries out roofing and external work across Liverpool, Chester and Southport: full re-roofs and repairs, GRP flat roofs on extensions, dormer construction and weathering, chimney and lead work, insulated render systems and brickwork repairs.
Most of our roofing comes with a bigger job: a dormer that has to be weathered, a GRP flat roof on a new extension, or a full re-roof on a house we are converting where the felt, battens and lead turn out to be past saving once the scaffold is up. We do the same work on its own for homeowners.
External render with insulation is the other regular. On an older solid-walled terrace it changes the look of the house and the heating bills at the same time, and we have done it on whole houses in our own portfolio.

Re-render with insulation: £18,000 to £20,000 for a whole house
That is where our recent whole-house insulated render jobs have been priced including VAT. Re-roofs and repairs vary too much with the size and state of the roof to publish a figure, so those are quoted after we have been up a ladder.

Questions people ask about roofing, rendering and external works
Does a re-roof need planning permission?
Not normally, if it is like for like. Changing the roof covering in a conservation area, or raising the ridge, is different. Building control does need to be told about a re-roof covering more than a quarter of the roof, because of the insulation rules.
Repair or replace?
If it is a few slipped tiles and a flashing, repair. If the felt has gone, the battens are rotten and the lead has failed, patching it is throwing money up a ladder. We will tell you which it is after looking, and we have told clients it needs a new roof when we were only asked to repair it.
Is insulated render worth it?
On a solid-walled house with no cavity, yes: it is the only way to insulate the walls without losing room inside, and it tidies up tired brickwork at the same time. It needs the window reveals, sills and eaves detailed properly, which is where cheap render jobs go wrong.
