Whole-house refurbishments and full builds in Liverpool and Merseyside
L4 Property Developments Ltd takes on whole-house refurbishments and full builds across Liverpool, Chester and Southport: back-to-brick strip-outs, full rewires and replumbs, new boilers and bathrooms, extensions and loft conversions in the same programme, and the fit-out to a written specification.
This is what we do most. Every house in our own portfolio was taken back to the structure and rebuilt: rewired, replumbed, new boiler, new kitchen and bathrooms, extended or dormered where it needed the space, then fitted out and decorated. Eight houses so far, run by the same two people, with our own trades on site.
For a homeowner the difference is one contractor and one programme rather than eight trades to coordinate. You get a written schedule of works before it is priced, one site manager, one of us usually on site and both of us checking the quality, weekly progress photographs, and a folder of certificates at the end rather than a handshake.

What is not
Priced line by line from a written schedule of works
A whole-house refurbishment is the sum of its parts, so we do not publish a headline number. We walk the house with you, agree the scope room by room, write it up as a schedule of works and price every line. For a six-room HMO conversion at our specification the figures are on the HMO page.

Questions people ask about full builds and whole-house refurbishments
How long does a whole-house refurbishment take?
A full conversion of a six-room house has taken us sixteen to twenty weeks on site. A smaller refurbishment is shorter. The programme that comes with the quote has dates on it.
What is the one thing you cannot price up front?
What is hiding under the floors. Rotten joists and an unsupported staircase only show once the first-fix plumber lifts the boards. When that turns up we tell you the day we find it, with a price, not at the end of the job.
Who is on site?
Our own trades and long-standing subcontractors we have used across the portfolio, with one site manager running the job. One of us is usually on site; on smaller jobs we visit to check the quality and aim for a no-snag finish, and progress is photographed every week.
What do I get at the end?
A completion certificate from building control, the electrical installation certificate, the gas safety record, boiler and appliance warranties and the manuals, all in one folder.
