L4 Property Developments Ltd is the building company, and it carries out every refurbishment in that portfolio — full rewires, loft and rear extensions, steels, en-suites and HMO kitchens — run day to day by Chris Mulhaney with our own trades on site. It also works for private clients: kitchen rip-outs, extensions and structural work for homeowners across Merseyside.
LivLux Ltd is the letting and management arm. It finds the tenants, collects the rent and keeps the licensing and safety certificates in order — for our own houses and for other landlords who want the same service.
Source it, refurbish it, let it, manage it. Nothing is handed off to a stranger — the layout is agreed on site with you, our own teams build it, and LivLux manages it afterwards if you want that.
There is no account handler in the middle. Whoever you ring is the person making the decision.
Runs the building side — site management, trades, materials and snagging. On site most days, usually across more than one live job, and the person with the final call on site.
